Boundary Real Estate Partners has acquired 420 Thames Valley Park Drive in Reading, a 72,012 sq ft office building, off-market.
The property is let to OpenText on a new 10-year lease across the ground, first and part second floors, with a rent review at year five. Boundary will undertake a comprehensive refurbishment of the building, including full services replacement and a repositioning of the entrance, reception and common parts, targeting EPC A and BREEAM Excellent. The remaining second floor accommodation will be marketed for letting on completion of a CAT A refurbishment.
Thames Valley Park is one of the M4 corridor's premier business locations, with occupiers including Microsoft, Sanofi and Huawei.
